Every penetration and component on your roof: shingle condition (lifted, cracked, missing, granule loss), all flashing (chimney, valley, sidewall, step), boot collars on plumbing vents, metal vents and turbines, skylights and skylight flashing, sealant and caulking on every fastener and joint, ridge cap shingles, exposed nail heads, gutter attachment points, and adjacent components like fascia boards and soffits for rot or water staining.
A written report with photos of every issue we find, organized by priority. We tell you what needs immediate attention, what should be addressed within 6 to 12 months, and what is a watch item for future visits. You also get our recommendations for repair scope and rough cost - no pressure, no upsell, just honest information so you can plan.
Small fixes - resealing exposed nails, applying fresh caulking around flashing, securing loose components - are often handled during the visit at no extra charge. Larger repairs (boot collar replacement, flashing rework, shingle replacement) are scheduled separately so we can quote them properly and prep the right materials.
Most residential maintenance visits take 60 to 90 minutes on the roof, plus another 15 to 30 minutes to walk you through the findings and review photos. We do not rush - the entire point is to catch the small things, and the small things take time.
Yes - those are two of the highest-leak-risk areas on any roof. We carefully review the seal around every skylight, the condition of the skylight glazing and frame, all chimney flashing layers (step, counter, cricket if applicable), and the mortar joints on brick chimneys. These are the spots most often missed by homeowners and where we find the most preventable damage.
