Damaged Vent Cap
Found during a routine maintenance visit: a bent vent cap that was letting water seep around the plumbing vent pipe. Caught before it caused an interior leak. We replaced the cap and resealed the base on the spot.

Cracked Vent Boot
The exact component pulled off the roof during a maintenance visit - the rubber is cracked all the way through and would have started leaking within one PNW winter. Replaced same-day with a fresh boot and fresh flashing.

Trim Rot
Water had been seeping behind the trim board and slowly rotting the wood from the backside.
