Attic Ventilation Failures Causing Hidden Decking Rot
Poor attic ventilation traps moisture under the shingles and rots the roof decking from the inside out. You cannot see it from the ground or from the topside - you have to get in the attic. We find this on Pacific Northwest homes constantly, and it is almost always a surprise to the homeowner.
Nail Pops and Dried Sealant on Exposed Fasteners
Every exposed nail on your roof has a dab of sealant protecting it. Around year 8 to 12 of a shingle's life, that sealant dries out, cracks, and fails silently. Water then travels down the nail shank into your decking. Cheap to catch, expensive to ignore.
Cracked Plumbing Boot Collars
The rubber gasket around your plumbing vent pipes is the number one hidden leak source on Pacific Northwest roofs. The rubber cracks and dries out around year 8 to 12 and water starts to sneak in. Most homeowners have no idea this is even a component on their roof.
Granule Loss and Shingle Aging
The colored granules on asphalt shingles are the UV protection layer. Once they wash off, the shingle substrate is exposed and the roof ages fast.
